An established compound with two pavilions, 16.5-metre pool, and a proven rental history through Elite Havens ($1,900–$3,200/night). The 5-bedroom layout serves the luxury event market well. But the entry price is more than double Casa Palmera, the build is older, and there's no cinema or dual-pool configuration. The appreciation story has largely played out — you're buying at peak for a mature asset.
Arguably the most dramatic view in Bali. A cliff-edge infinity pool overlooking 70+ metres of sheer drop to the Indian Ocean. The visual is unforgettable. But you can't walk to the beach, the location is 40+ minutes from Canggu and Seminyak, and rental occupancy drops sharply outside peak season. The "ocean view" is spectacular — the ocean access is not.

Seminyak is Bali's most established luxury address. The restaurants, beach clubs, and nightlife are unmatched. But genuine beachfront doesn't exist here under $3M. At $1.5–$2M+, you get 300 m² located 400 metres from the water, with one pool and no unique features. The market is saturated, appreciation is minimal, and you pay a premium for the postcode rather than the property.
